Check in 

At check in all the keys will be checked and listed, the meters read. Smoke alarms and carbon monoxide alarms tested.  We then walk the new tenants around the property pointing out the defects we have found during the inventory make and adding any additional notes the tenant may like to add and also ensuring the tenants understand the type of thing they may become liable for at the end of tenancy. 

 

We also list the standard of cleaning for the property and the condition of any outside space on that day.  The check in is then signed. Tenants then have 7 days to notify us of any additions they may find.

Please go over the inventory report and let me know by email if you have any additional notes to add on within the next 7 days.  You need to look for defects that you don't want to be liable for at the end of tenancy and ensure they are on the report. examples would include cracked tiles, chips in granite worktops and other defects.

At check in we would remind you of the following 

Please do not flush any wipes down the toilets (even if they are say they are flushable) note if you have a septic tank nothing other than toilet paper and human waste to be disposed of please avoid the use of harsh chemicals in properties with a septic tank or water treatment plant.

A reminder not to stick any blu tack or sellotape to anything 

To promptly report any maintenance issue to your landlord / agent by email 

Running of all taps / showers / water outlets for a few minutes to flush any stagnant water before use or after the property has been empty for a period of 1 week (Legionnaires prevention)

Please do not throw anything of the landlords away - store and put back at the end of tenancy if not required
